Introduction & Inspiration
Successful projects begin with a solid understanding of expectations. The introductory meeting is an opportunity for us to better understand the vision for your new home, your preferences and your priorities. We will also demonstrate our design process, and will provide you with examples of the detailed budgeting and scheduling tools that we use to keep your project on track. In preparation for this initial meeting we encourage you to browse our GALLERIES including Mood Boards and Interior and Exterior inspiration photos as well as any other websites from which you might draw inspiration.

The Planning Phase
Site Selection
We design your home for its unique location. Doing so enables us to maximize the views and to take advantage of unique site features including the terrain, specimen trees, direction of the sun, access to the homesite and other significant site characteristics. Designing a custom home for your site enables us to optimize these features for your lifestyle.

Design
​Our design process begins with developing floor plans that fit your lifestyle, design preferences and budget. Next, we produce a three dimensional model that generates interior and exterior renderings of your home. This enables you to visualize and understand every aspect of the home before it is built. The final design step is choosing the interior and exterior finishes, fixtures and appliances. These selections can also be represented in the 3D model to create photorealistic images of your home before it is built.
Permitting
There are several phases to the local permitting process. Each of these phases can take two or three weeks to complete. To expedite your project we may initiate the permitting process before the final designs and budget are fully complete.


Detailed Budget
As the architectural plans and interior design are nearing completion we produce a detailed budget that includes all phases and aspects of the project including budget allowances for every selection. This detailed budget along with the architectural plans are our primary tools for managing the construction of your new home.
Procurement
Some items for your home such as exterior doors and windows may have very long lead times. So it is important to select and order these items early to avoid unnecessary delays. Other items such as appliances, plumbing fixtures and some lighting fixtures must be chosen early in the process so that structural and mechanical systems are installed correctly to accommodate them.

The Construction Phase
Once the necessary permits are obtained the construction phase can begin. Site clearing and excavation are the first steps. Your home’s septic system is usually installed at this time too. Then the footings and foundation and are poured.
Framing begins once the concrete has had time to cure. Next, the roofing is installed followed by the installation of exterior doors and windows.
At this point the interior plumbing, electrical and HVAC systems are installed. Meanwhile the exterior finishes of the home are underway including the exterior cladding, hardscapes, pool and utilities.

Once the necessary ‘rough-in’ inspections are obtained the interior finishes can begin including insulation, drywall, wall cladding, tile, doors and trim, staining and painting, flooring, cabinets and countertops. Landscaping and other exterior features are completed at this time.
The final steps include installation of the plumbing and lighting fixtures as well as appliances and control systems.

During the construction phase we will keep you updated on the progress using a compilation of photos and a weekly progress report. We also find it helpful to schedule routine conference calls to answer any questions that may arise. Site visits can also be arranged at a time of your choosing.


Warranty
In the rare event that your home requires any warranty work we will take care of it promptly and professionally.
